SMEco is a structured programme designed to help small and medium enterprises (SMEs) navigate the complexities of green leasing, where tenants commit to using a rented space in an eco-friendly way.

By simplifying the onboarding process, SMEco guides tenants in adopting sustainable practices while ensuring their commitment to eco-conscious operations. The programme also provides Keppel with a system to monitor and verify tenants' sustainability efforts, fostering transparency and accountability.



The Problem


SMEs make up a significant portion of Keppel's tenants but remain untapped collaborators in sustainable practices. While many recognize the benefits of green leasing, they often struggle to get started due to limited knowledge and resources. Even if they do onboard, Keppel currently lacks an effective system to monitor their sustainability efforts, raising concerns about potential false claims.




This led us to ask: How might we kickstart SME’s path to sustainability while allowing Keppel to monitor tenants’ progress without straining their relationship?
 

Onboarding process


Upon signing a green lease with Keppel, tenants will receive an onboarding kit, containing a brochure and a ‘My Action Plan’ workbook. This kickstarts their green lease journey!



The brochure introduces the BCA Green Mark for Healthier Workplaces tenant award, a key milestone in their green lease journey. A visual roadmap shows how SMEco guides tenants toward the award, providing clarity and easing uncertainties, while reinforcing Keppel's commitment to support them.


Personalized guidance

Upon logging into the SMEco portal, tenants answer a series of questions to help Keppel profile their compay and customize the programme for personalized support. This also allows Keppel to grow their database to address industry-specific challenges and provide more relevant resources, strengthening their relationship with tenants.



In the ‘My Action Plan’ workbook, tenants are guided through a series of exercises to set environmental targets and create a company action plan. The workbook also includes discount codes for sustainable suppliers partenered with Keppel. Tenants upload their completed exercises to the portal for easy reference and ongoing communication with Keppel.




Sustainable design tools

As tenants prepare to move into their new space, the 'My Space Planner' within the SMEco portal helps them design an energy-efficient office. Using AI, it can estimate their potential costs and carbon footprint, and check if it’s compliant with the award requirements. If it isn’t, tenants don’t need to worry, as the SMEco will offer them three energy-efficient alternatives to choose from. This streamlines the tedious renovation process, minimizing costly reiterations.


Progress Monitoring

Tenants can use the dashboard to track their progress toward the award. In the 'My Data' tab, they gain insights into their consumption habits and compare them to industry peers of similar size.

SMEco connects tenants to Keppel's resources, including consultations with sustainability experts for added support. This data also helps Keppel identify trends and optimize services, providing tailored support to meet tenant needs.
